Today we’d like to introduce you to Jasper Shin.
Hi Jasper, please kick things off for us with an introduction to yourself and your story.
Beginning in early 2023, I started learning about real estate seriously. Taking a heavy interest in the single-family market, I studied traditional acquisitions, which were pretty simple. After completing a few transactions and helping other folks with purchases, I learned about the creative space and gained some options for acquiring real estate without needing a bank. I knew that I could acquire some of these properties myself. After developing some relationships with previous folks I worked with, I was able to obtain 2 properties myself within 2 months. There was a lot of paperwork to learn and relationships to build, but fast forwarding to today, both properties are now successfully cash flowing, bringing in about $1000/mo, and have increased my net worth to shy of $1,000,000. With this success, I am now partnered with a friend of mine out of St. Louis, MO, and we are pursuing more considerable commercial assets, mainly in the mobile home community space, with average acquisitions ranging from $1,000,000 – $8,752,000 in total purchase price. We aim to have an active portfolio that cash flows $100,000/mo in profit.
Alright, let’s dig a little deeper into the story – has it been an easy path overall, and if not, what challenges have you had to overcome?
It has been a lot of learning lessons. As with all new things, the first step was learning what was possible and gaining experience by meeting others in the same space and seeing enough deals to develop a sense of value. I had no previous track record during my first acquisition, so acquiring funding took a lot of work. I spent hours every day just meeting people and looking for someone to take a chance on me. Eventually, I could hammer out a deal with terms everyone liked with someone I had previously done business with. This helped teach me the value of helping others first and keeping a solid relationship for future collaboration. When I acquired my second property, I ran into the issue of fixing up a property after the previous owners had left it infested with German cockroaches, stains on the walls, plumbing issues, and trash all over the backyard, putting in weeks of personal time and labor to fix the house and turn it into a home, as well as developing relationships with trustworthy contractors, the home is now successfully serving others as a sober living home where men can pick their lives back up and become positive, contributing members of society again.
We offer financial literacy education, help gain necessities like IDs and birth certificates, and regain independence and personal responsibility with jobs, as well as a solid support system backed by other folks who have completed the 12-step system and have the heart to give back and help others through the same journey. As for my first investment property, I’ve helped a family find their forever home, and they are currently overjoyed, having just recently had their newest daughter born. To help them, I was able to expedite the process and help them move in so they were settled and ready to welcome her into the world and their cozy new space.
Thanks for sharing that. You could tell us more about your business.
My business began with a focus on single-family homes and developing a real estate portfolio to help my family. Over the last year, it has evolved into a vision of helping others. My experience continues to teach me that helping others is the most rewarding way to achieve my goal of independence and freedom for myself and my family; to scale this larger, the business goal has shifted from single-family homes to more significant properties, mainly in the mobile home community space where we can help larger communities by cleaning up the community, improving the quality of life in the area, providing affordable rent, and ensuring that all of our tenants are upstanding people with pride in their home who will take care of their property and take care of their neighbors. I’m most proud of the rapid growth we’ve achieved and our continued success despite our struggles to help each person we come in contact with. Suppose you’re interested in starting real estate but don’t need to know how. I’m happy to help. Hop on a call. I love the quote, “You can go fast alone, but you go further together.” Meeting like-minded people who want to go further together is always a pleasure. My cell is 714-588-1918
What do you think about happiness?
Spending time with my family is my most significant source of joy. My partner and taking walks in the park, planning our future and building a life we’re proud of. I also have a 3-year-old toddler, and I want to give her all the experiences and joy I wished for growing up. Ultimately, everything I do is to be able to provide for her, and seeing her grow and develop as a beautiful little girl sparks joy in my heart every day.
