Meet Amy Adair of AAA Frio Property Management / Frio River Escape

Today we’d like to introduce you to Amy Adair.

Hi Amy, we’d love for you to start by introducing yourself.
My journey as an entrepreneur began with just three small cabins along the Frio River. In those early days, I wore every hat — from managing bookings to scrubbing floors — all driven by a vision to create a place where families could gather and make memories in the Texas Hill Country. I soon expanded that first property by adding two more cabins, laying the foundation for what would become a much larger dream.

Along the way, I was blessed to meet an incredible business partner who not only shared my passion for hospitality but also became a mentor. His willingness to teach and guide me helped shape my growth as a businesswoman. Together, we purchased another property, and I took on the challenge of managing his resort while also opening a local store. Most of what I know today, I taught myself — learning by doing, adapting, and always looking for ways to improve.

My background has also played a major role in where I am today. I earned a degree in Business Management as well as an Associate Degree in Nursing, becoming a registered nurse. Both experiences gave me skills that I use daily — from leadership and problem solving to compassion and attention to detail — all of which have helped me build a company that truly cares for its guests.

Today, I own and operate the management company, with 27 rentals currently under my care. What started as three cabins has grown into a thriving portfolio of properties, each designed to give families, friends, and groups a place to relax, reconnect, and create unforgettable memories on the Frio River.

Outside of work, my greatest joy is being a mom to my son, Barrett. He’s grown up loving sports; first baseball and now golf, and supporting him as he pursues his goals is one of the best parts of my life. In my spare time, I enjoy reading, yoga, and have recently taken up pickleball, which has become a fun way to spend time with both my dad and my son.

Would you say it’s been a smooth road, and if not what are some of the biggest challenges you’ve faced along the way?
Like any entrepreneurial journey, mine has had its share of challenges, but each one has pushed me to grow in ways I never expected. The business launched in 2020, right at the start of the pandemic. What I thought would mean empty cabins and no income turned into the exact opposite: we were suddenly very busy. While that was a blessing, it was also overwhelming. I had to learn everything at once; building a website, setting up booking systems, managing advertising, answering calls and emails, handling payments, and overseeing safe cleaning protocols and fast turnovers. That season forced me to dive in headfirst, and it gave me the foundation of resilience and adaptability that I still carry today.

Nature has also tested us. The drought conditions along the Frio River these past few years have been a real challenge, especially for a business centered on outdoor experiences. But it’s taught me to get creative — to highlight everything else our properties and community offer, from pools and scenic views to family-friendly activities beyond the river.

Staffing in a rural area has been another hurdle. Finding trustworthy, committed employees isn’t easy, but that challenge inspired us to invest in employee housing, which has helped create a stronger, more reliable team.

On a personal level, balancing my life between Houston (where I spend about 70% of my time) and Concan has required me to become more intentional with systems and delegation. And walking through the loss of my mother and a divorce while building this business taught me the value of perseverance and leaning on both my family and my team.

These struggles haven’t always been easy, but they’ve shaped me into a stronger leader. Each challenge has forced me to find solutions, build better systems, and appreciate the people and community who support me. Looking back, I see that the hard seasons were also the seasons of the most growth.

We create unforgettable Hill Country getaways along the beautiful Frio River in Concan, Texas. Our collection of cabins, homes, and luxury lodges sleep 8–18 guests which are perfect for families, reunions, weddings, and group retreats. Guests know us for private riverbank access, sparkling pools, fully stocked kitchens, clean and comfortable interiors, and thoughtful touches that make them feel at home.

What sets us apart is the mix of Texas Hill Country charm and modern convenience. From easy online booking to on-site amenities like basketball and volleyball courts, shaded riverfront spots, and fiber internet, we make it simple to relax, reconnect, and make lasting memories.

Locally owned and hands-on, our brand is built on true hospitality and family-centered experiences. Whether floating, fishing, grilling, or stargazing, we help guests create their own special place on the Frio.

Where do you see things going in the next 5-10 years?
I believe the vacation rental and hospitality industry will continue moving toward experience-driven stays. Guests aren’t just looking for a place to sleep, they want unique settings and outdoor adventure. Technology (especially AI) will keep shaping how we operate, from easier booking systems to smarter guest communication, while reliable WiFi and flexible spaces will cater to the rise of remote work and longer stays.

At the same time, sustainability will be key, especially in places like the Frio where drought is a reality. Staffing will remain a challenge in rural areas. Of course, the economy always plays a role — when people are struggling financially, vacations are often the first thing they cut back on, which creates unique challenges for our industry. Overall, I see the industry becoming more personalized and more focused on creating unforgettable guest experiences.
