Today we’d like to introduce you to Vanessa Saenz. They and their team shared their story with us below:
Vanessa Saenz is the Founder and Chief Executive Officer of multiple companies in the Real Estate Industry. Xsellence Realty, Helotes Property Management, and Nxt Lvl Apartment Locating are businesses she has grown, and she has a newfound passion for Real Estate Development. Vanessa graduated from Texas State University with a Bachelor’s Degree in Consumer Science and has been trained by top executives in preparation for her leadership role. Vanessa is one of the few female Latina leaders in the industry with advanced Real Estate knowledge in multiple areas. Raised in South Texas, Vanessa imitated a strong work ethic and a quality that is showcased to her sons. She prioritizes community service, goal setting, and transparent communication with her staff and clients.
Alright, let’s dig a little deeper into the story – has it been an easy path overall, and if not, what challenges have you had to overcome?
Running a small business and independent brokerage has had plenty of obstacles. I have had to learn how to create systems and processes so everything gets noticed. I have to work on the operations for every position we have hired. I was the Inside Sales Agent, taking all the phone calls/leads and scheduled appts. I created follow-up email batches and invested in systems to keep me on track. I learned how conversion rates are extremely important and how they are a pulse check for what we do for new leads. I have been the whole marketing team. I ran social media ads, opened every account to push our business, and posted and learned how to receive business organically. I was the Transaction Coordinator and looked at the liability of every transaction. I created checklists, forms, and processes for communicating with specific deadlines. I have been in client care and created newsletters, delivered pop by’s, prepared and hosted client appreciation events, and mailed items to our clients to stay in front of them. I have learned to hire Human Resources, payroll, bookkeeping, accounting, and taxes. I have questioned every decision I have made but knew I was learning and was ok with making mistakes throughout my time because it would only allow me to be a better industry leader.

Xsellence Realty is a Residential and Commercial Real Estate Company. Helotes Property Management is a Residential and Commercial Property Management Company. Both are independent small family-owned brokerages. We serve San Antonio, Texas, and surrounding areas. We are known for our client services, knowledge in the industry, and niche in property investments. What sets our company apart from the others is the convenience you will get with our company. We often tell our clients to hand us the keys, and we will take care of the rest. This is true for both companies. We want our clients to experience professionalism at its highest while profiting the most out of their properties and investments. I am most proud of the people. We have an amazing team that stands behind the company’s values. They are like family to us, and we know they will lead their clients and community in the best way possible. We offer several services and packages for your Residential and Commercial clients in the Real Estate and Property Management space. We hope to provide an amazing impact in our clients’ lives.
Before we let you go, we’ve got to ask if you have any advice for those just starting.
The best advice I can provide to those just starting their Real Estate career is to put themselves on a grind. You will have to work a lot of evenings and a lot of weekends before your business takes off. You will later be able to balance life and work, but in the beginning, you must dedicate a lot of time to building your business. Post regularly on social media, seek networking events in hobbies you like (for instance, softball, reading, fitness, etc.), track every client and nurture your past client list, and do everything you can to make your phone ring! It will be worth every sacrifice!
