Hidden Gems: Meet Vivian Frank of Sunflower Beach Resort & Residences

Today we’d like to introduce you to Vivian Frank.

Hi Vivian, can you start by introducing yourself? We’d love to learn more about how you got to where you are today.
An extraordinary piece of land was purchased years ago to build, but a question mark as to what. The vision, at the time, entailed a beach-access housing development inclusive of more broadly accepted architectural styles and freedom within the typical confines that come with planned communities. Being within the heart of a larger and more progressing resort, what would make us different? Like a flower, could we blossom between the sidewalk cracks?

In 2014, the ground was broken & with it, groundbreaking ideas were on the horizon. The community was thoughtfully discussed and designed to offer the variety and access that similar, larger resorts offer while keeping our much-wanted boutique feel. In making this vision come to life, plans included multiple design styles, from modern to beach vernacular. They were inclusive of space to create interior attractions that utilized as much of the natural landscape as possible. The idea is that no matter your property, all properties are a premium and essential part of our vision.

These broad building options were not presented solely for individual builds and lot owners. Still, they were within the HOA’s designed architecture for communal complexes like our townhome and condo buildings. Properties within the community are all prime in the eyes of real estate and offer different bonuses amongst themselves. Some have beach views, while others feature the bay. Our Camp offers direct access to a natural pond and fountain. Our two poolside squares have tremendous views & offer proximity to our onsite cafe. To date, Sunflower Beach has over 40 rentals & 70 builds. We offer concierge services such as beach chair & golf cart rentals. We have an onsite cafe and plans to build a beach-view restaurant, shopping sites & additional resort amenities. We have the most incredible staff and have been blessed with the best buyers and now owners. At Sunflower Beach, we are family. Our vision & message is that of the flower through the concrete; follow the sun.

Can you talk to us about the challenges and lessons you’ve learned along the way? Has it been easy or smooth in retrospect?
In retrospect, the unevenness of the journey only paved the way for something greater. With each obstacle encountered, our community was shaped quite literally. For example, building around protected dune land and estuaries only elevated the allure of Sunflower Beach in that it thoughtfully accounted for the environment. It was a complex process to design a community where plants were native and could flourish. A boardwalk could be placed within the dunes and remain non-invasive, a mosquito-infested pond could become a frequently visited feature, etc. Many evenings were spent at the drawing board, as with many large-scale developments. Staffing has not been an ongoing issue in that we need help finding adequate help, but the demand always comes before the budget permits. Luckily, we have been blessed with an incredible skeleton staff that has molded for and to each new task.

Sunflower Beach Resort & Residences is the only boutique resort in Port Aransas. While we pride ourselves on being boutique, we offer the same amenities one may expect in typical resort living & lifestyle, offering properties from single-bedroom cabins to beach-view estates. On-site, we have beach chair rentals & experiences like bonfires with s’mores, 6-passenger golf cart rentals & a cart-accessible dune boardwalk/beach crossing, two pools catering to both families, and serene adult space, the great lawn where we will be hosting communal activities and events. This fishable pond offers modern built-in seating for relaxation and our poolside cafe. Our plans include several shopping spaces, a bodega of sorts, on-site delivery & runner services & a beach-view restaurant. On the vacation rental side, we expect to have a full-time concierge team to assist in booking your premium off-site activities.

In being smaller and limited to a certain amount of physical growth, we pride ourselves on quality and sincere service. While many other developments in our town are geared toward physical growth, we have continued to achieve the best quality of care and service on an individual level because we can remain attentive and without distraction. We pride ourselves on being a family, but we pride ourselves even more on making you feel like you are a part of ours. We have the luxury of knowing guests and owners by name. We know your daughter just got into college, and your new puppy’s name is Goldie. We know you are here celebrating Uncle Kevin’s 40th birthday and that his favored drink is Lone Star Lite. And we might have it in the fridge upon his arrival.
