Today we’d like to introduce you to Nathan Koudouris.
Hi Nathan, it’s an honor to have you on the platform. Thanks for taking the time to share your story with us – to start maybe you can share some of your backstory with our readers?
I never imagined I’d become a REALTOR®, but looking back now, it feels like the natural next chapter. After spending 20 years in education—as a teacher, campus administrator, and district leader in two San Antonio area school districts—I realized I was ready for a new way to serve my community. I’ve always loved helping people, guiding them through big decisions, and being a trusted resource. Real estate gave me a new avenue to do just that.
Being raised in San Antonio, I know the city inside and out—from the neighborhoods and school districts to the local market trends. That local knowledge has become one of my greatest strengths in this new career. I’ve taken my passion for education and turned it into a client-first approach that’s focused on clarity, support, and results. I understand that buying or selling a home can feel overwhelming, and I strive to make the process as straightforward and stress-free as possible.
I’ve also committed myself to professional growth, earning designations like Seller Representative Specialist (SRS®), Accredited Buyer’s Representative (ABR®), Military Relocation Professional (MRP), and Home Finance Resource (HFR). These have helped me better serve a wide range of clients, from first-time buyers to relocating military families.
One of the things I’ve come to value most in real estate is the relationships—whether it’s with clients, lenders, new home reps, or fellow agents. Every transaction is a team effort, and I’ve built a strong network to make sure my clients are taken care of from start to finish.
Real estate has given me the opportunity to make a meaningful impact in people’s lives in a new way. Helping someone find their dream home or sell a house they’ve outgrown—it’s incredibly rewarding. I love what I do, and I’m proud to bring the same dedication and care from my years in education into every transaction I handle today.

Alright, so let’s dig a little deeper into the story – has it been an easy path overall and if not, what were the challenges you’ve had to overcome?
I’ve always loved helping people, guiding them through big decisions, and being a trusted resource. Real estate gave me a new avenue to do just that. But the transition wasn’t easy. Stepping into a brand-new industry after two decades in education came with its fair share of challenges. I had to start from scratch—no client base, no real estate experience, and no guarantee of a paycheck. Learning the ins and outs of contracts, negotiations, and market trends while also trying to build my name in a competitive industry was overwhelming at times. There were days early on when I questioned if I had made the right decision.
Another challenge was shifting my mindset. In education, success was measured by student growth and district outcomes. In real estate, it’s deeply personal. Every transaction involves emotions, financial decisions, and major life changes for my clients. Learning how to navigate that emotional landscape while advocating for my clients’ best interests required a new level of patience and empathy.
I also had to prove myself—not just to clients, but to industry peers, builders, lenders, and even myself. I earned those designations along the way—Seller Representative Specialist (SRS®), Accredited Buyer’s Representative (ABR®), Military Relocation Professional (MRP), and Home Finance Resource (HFR)—all to show I was serious about mastering my craft and serving my clients at the highest level.
Slowly but surely, through hard work, consistency, and a client-first approach, I built momentum. I leaned on my background in education to guide people clearly and confidently through the real estate process, and I began to see just how much those skills transferred into this new career.
Now, I’m proud to say I’ve helped many families buy and sell homes across San Antonio and the surrounding areas. I’ve built strong relationships with industry professionals and clients alike. And I’ve discovered a new passion—one that allows me to continue making an impact, just in a different way.
Real estate hasn’t been without its challenges, but it’s also been one of the most rewarding journeys of my life.
Thanks for sharing that. So, maybe next you can tell us a bit more about your work?
Before real estate, I spent 20 years in public education as a teacher, campus administrator, and district leader. That background has shaped how I work—I’m organized, compassionate, and deeply committed to guiding people through what can sometimes be a very emotional and high-stakes process.
I help buyers in all situations. The teacher really comes out in me with my first time homebuyers. I find that even those buying homes or the second time or beyond still need the teacher in me. As the industry changes over the years, returning buyers need a lot of help also!
What sets me apart is my client-first approach and my ability to blend the heart of a teacher with the drive of a top-producing agent. I’m most proud of the relationships I’ve built along the way. I don’t want to let anyone out work me. There’s nothing more rewarding than seeing a client walk into their new home or helping a family sell and move on to the next chapter with peace of mind. I take pride in the fact that many of my clients come from referrals and return for their next transaction—that trust means everything to me.
Do you have any advice for those just starting out?
If I could offer one piece of advice to first-time real estate agents, it would be this: focus on building relationships, not just transactions. Real estate is a people business, and your success will come from earning trust, showing up consistently, and truly caring about your clients’ needs. Don’t be afraid to ask questions, lean on mentors, and invest in your education early on—designations, training, and hands-on experience will set you apart. It’s also important to stay organized, follow up religiously, and treat every opportunity—big or small—with the same level of professionalism. Success doesn’t happen overnight, but if you stay committed, stay humble, and stay focused on serving others, your business will grow.
