

Today we’d like to introduce you to Joshua De Los Santos.
Hi Joshua, we’re thrilled to have a chance to learn your story today. So, before we get into specifics, let’s briefly walk us through how you got to where you are today.
My wife Stephanie and I moved from Corpus Christi to San Antonio in 2016. I was born and raised in Corpus Christi, and Stephanie was born and raised in Chicago. San Antonio was 1 of 4 cities we evaluated when planning our move; after much deliberation, we decided San Antonio was the best decision for our future. In 2017, I decided to enter the real Estate Industry by flipping homes. My first year was full of learning opportunities. During my first year of flipping properties, I realized the importance of having a knowledgeable agent on your side. The Realtor who helped me purchase and sell my first flip did an outstanding job, so much so that she inspired me to obtain my Real Estate License. Initially, my only intent in obtaining a Real Estate license was to buy and sell my deals, but as our knowledge base expanded and our reach began to grow, it became clear that we could serve others by aiding their sale or purchase. As our real estate business grew, we quickly realized I could no longer do this on my own; at the end of 2018, Stephanie became licensed and came on board full-time. We also decided to stop our property flipping business and focus solely on helping others reach their real estate goals. Stephanie’s charisma and personality truly transformed our business! We pride ourselves on being the experts in our industry, and our goal is to impart that expertise to our clients. Our goal is to educate our client; we do not sell real estate; we advise, we inform, and our client decides.
Let’s dig a little deeper into the story – has it been an easy path overall, and if not, what challenges have you had to overcome?
No road is smooth. Our biggest struggle has always been finding time for ourselves. We genuinely love what we do, and I cannot express the gratification we feel when our clients are 100% satisfied; we often find ourselves denying personal time because we love our work. It is bittersweet. Early in our real estate career, unclear roles created confusion. Since then, we defined our roles and are more efficient and happy. Stephanie’s Role is to handle all inbound clients; she assesses their needs and puts them on a plan to view properties or to connect with me regarding a sale. I am boots on the ground; I meet with clients in person, discuss negotiations and feasibility, and work with them from contract to close. As a client moves through the process with us, they start the journey with Stephanie; nearly halfway through, Stephanie will pass them to me, and I will guide them through the finish line, much like a relay race, hence our name, Relay Real Estate.

Do you have recommendations for books, apps, blogs, etc?
We haven’t read a book or listened to a podcast in a while, but we prioritize mental and physical health. We create discipline by watching what we eat and by staying active. Physical activity is excellent for mental health. If we could encourage anyone to do anything in life, we say, “Be active.”
